Buying a house

Buying a House is one of the most
important decisions of your life. We can
advise you on all steps involved in the
purchase of a house including issues in
relation to the signing of contracts, dealing
with all pre-contract queries, liaising with
your lending institution in relation to the
draw-down of your Loan Cheque and in
due course arranging for registration of
ownership of your property and the
payment of Stamp Duty.

SELLING A HOUSE

Once you have a sale agreed on your
property we can arrange to take up your
Title Deeds. Once in receipt of your Title
Deeds we can then arrange to issue
contracts for the sale of your property and
deal with any pre-contract enquiries which
may arise. After the sale is completed, we
can then arrange to redeem any mortgage
(if any) over your property from the
proceeds of sale.

BUYING A SITE

There are a number of important factors to
be considered here. Is there planning
permission with the site? Is the site a gift
from a parent for the purpose of building a
house? If you are getting a mortgage, what
are the requirements in relation to stage
payments? We can advise you about these
considerations along with various other
matters that you should consider before
proceeding with the transaction. We also
offer advice to you in relation to the sale of
a site.

What are the current rates of stamp duty?
Stamp duty is payable on the transfer of property. Budget 2011 abolished the First Time Buyer Relief in respect of stamp duty. Stamp Duty on residential purchase is 1% up to a value of €1m. Non-Residential is 2% stamp Duty.
Do I have to pay Local Property Tax (LPT) if I am a First Time Buyer?
When you buy a property a certificate should be furnished confirming LPT has being paid on the property for the forthcoming year.

 

Non-Principal Private Residence (NPPR)
The Local Government (Charges) Act 2009 introduced a €200 charge for owners of non principal private residences. The charge applies mainly to owners of private rental property and holiday homes. This tax is no longer operable, however it is very important when purchasing a property that a certificate confirming it has being paid/isn’t operable is furnished.
